Sharing that your home is for sale via Facebook could help attract the right buyer, perhaps a friend will share your post with another friend currently looking for a house in your neighborhood.

Aim to keep your post bare bones, and avoid sharing personal information or excess details about the property.

#1. Your Home Address

When you’re trying to sell your home, it may be tempting to list your address in hopes someone will drive by and instantly want to buy it. In order to protect you, your family, your home and personal belongings, avoid posting your address for the world to see. Even if your account is private and only visible to friends, it’s easier than you might think for strangers to see what you post.

Overall, 40% of Facebook users admit listing their home address on social media. 65% of these people are not private and are therefore visible to everyone on the web. You might not typically share your home address on social media, but don’t let that change when you go to sell your home.

#2. You Moved Out Of Your Home

If all of your Facebook followers know that you’ve moved out of your home and that it’s for sale, meaning it’s under very little supervision, you are practically asking someone to rob you, vandalize your home, etc. A group of high school kids could innocently break into your backyard and throw a pool party. That might seem harmless compared to a robber, but no one wants young kids messing up their yard before potential buyers come by to see the place.

#3. You’re On Vacation

Letting people know you’re on vacation simultaneously alerts them to the fact your house is empty. This increases your risk for break-ins, burglary and theft.

#4. Your Phone Number

After sharing pictures and info about your home listing it might seem natural to include your phone number so that people can easily contact you. Don’t do it. If they are interested they will message you and then you can make the decision to share your phone number or not.

#5. Complaints About Your House

If you’re trying to sell your home but publicly complaining about the old plumbing or rusty shutters, you’ll scare away potential buyers. Strive to make your home look and sound as appealing as possible to attract buyers.   

#6. How Many People Have Viewed Your Home

Don’t share how many, or how few, prospective buyers have been by to see your home. Even if no one shows up for the open house, avoid ranting on Facebook about it. If all of your Facebook friends think nobody wants your home, they will assume they don’t want it either.

#7. Don’t Mention Why You Are Selling Your Home

In most cases, it’s best to keep mum about why you are selling your home. Have a solid answer ready to go if someone asks you why you’re selling, but there’s no need to put that information out in the open. By listing your home with an agent you can avoid being directly asked this question all together—at least until the very end when the deal closes and you meet the buyers.

It’s fine to share why you sold your home on Facebook after it sells, but for now saying things like “it’s too expensive now that they kids are gone,” or, “we want to move somewhere with better schools” can actually work against selling your home. Giving potential buyers a reason to second-guess if they want your home.

#8. You’ve Already Bought Another House

If potential buyers know that you’ve already purchased another home they’ll assume you want to sell as quickly as possible. As a result, negotiations tend to get messier.
